Why check the cadastre?
Montenegro's cadastre records are the official register of property ownership and boundaries. Before sending any deposit, confirm the parcel exists — even properties advertised by agents can have missing registrations.
This free tool runs the same first-pass check our verified listings receive. It is not a substitute for full legal due diligence.
How it works
- Enter the property's GPS coordinates (latitude and longitude).
- We query Montenegro's Geoportal cadastre service for a registered parcel.
- You see whether the parcel exists, with municipality and KO identifier.
What this check does NOT include
This is a basic existence check. The free version does not include:
- Owner name verification
- Encumbrance check (mortgages, liens, restrictions)
- Building permit and legalization status
