Free Montenegro Cadastre Check

Check if a property exists in Montenegro's official cadastre — before you pay any deposit. Free, no signup required.

Check a Property

Enter the GPS coordinates. Find them on Google Maps by right-clicking the location.

Why check the cadastre?

Montenegro's cadastre records are the official register of property ownership and boundaries. Before sending any deposit, confirm the parcel exists — even properties advertised by agents can have missing registrations.

This free tool runs the same first-pass check our verified listings receive. It is not a substitute for full legal due diligence.

How it works

  1. Enter the property's GPS coordinates (latitude and longitude).
  2. We query Montenegro's Geoportal cadastre service for a registered parcel.
  3. You see whether the parcel exists, with municipality and KO identifier.

What this check does NOT include

This is a basic existence check. The free version does not include:

  • Owner name verification
  • Encumbrance check (mortgages, liens, restrictions)
  • Building permit and legalization status

Next steps for serious buyers

If the parcel exists and you are considering a deposit, engage an independent Montenegrin lawyer for full due diligence. They will obtain a certified List Nepokretnosti and confirm ownership, encumbrances, and permits.
