Cadastre Verification Data Processing

As part of our property verification service, we access and process publicly available cadastre data from two official Montenegro government sources:

  • Geoportal Montenegro (geoportal.co.me) — for parcel boundaries, parcel numbers, and cadastral municipality identifiers
  • eKatastar (ekatastar.me) — for ownership information, encumbrances, legalization status, and building records

What We Process

When an agent selects a property location on our platform, we automatically query these government databases for the corresponding parcel. The retrieved data may include:

  • Parcel number and area
  • Registered owner names (aggregated for display, not stored as identifiable personal data in our public listings)
  • Registered encumbrances (mortgages, easements, legal notes)
  • Building permits and legalization status
  • Construction year and building specifications

Legal Basis

This processing is conducted under legitimate interest (GDPR Article 6(1)(f)) for the purpose of verifying property information to protect prospective buyers from fraud and undisclosed encumbrances. The data sources are publicly accessible under Montenegrin law.

Data Minimization

  • Individual owner names are NOT displayed in public property listings
  • Aggregated information (ownership status, tier level) is shown
  • Full verification details are available only to verified platform administrators and authorized agents
  • Cached data is retained for up to 30 days to reduce load on government systems, then refreshed

Your Rights

If you believe your property has been verified without authorization or you wish to request removal of cadastre-derived information associated with your property:
