Property Verification Services
MN Housing offers automated property verification services that cross-reference property listings against publicly available Montenegro cadastre records.
What the Verification Service Does
The Verification Service queries two government data sources:
- Geoportal Montenegro — for parcel identification and boundaries
- eKatastar — for ownership, encumbrances, and legalization data
Properties are assigned one of four verification tiers:
- Tier 0 (Unverified): No cadastre match found
- Tier 1 (Basic): Cadastre record found but with potential issues
- Tier 2 (Verified): Clean cadastre record
- Tier 3 (MH Verified): Single owner, no encumbrances, building legalized
Important Limitations
The Verification Service is a screening tool only. It is NOT a substitute for professional legal due diligence.
- Results reflect data available in government systems at the time of query
- The Service does not verify off-registry issues (verbal agreements, pending litigation not yet registered)
- Verification does not constitute a title opinion or legal warranty
- A Tier 3 status does not guarantee marketable title or freedom from future claims
